Need info on these Maryland towns

Frank sounds exciting, but if I was moving I'd rent a while till I felt comfortable about the area.
Your little girl has a few years ahead of her before she starts school so you can wait. I am sure MA is not as bad as MI but homes have been taking so long to sell that if you make a wrong choice you might have to live with it for a long time. Good Luck

Unlike corporate america, it's very hard to loose a job with the government. lol. :ack2:

I can't see myself throwing money away on a rental, and waiting any long period of time to see what happens. By then the economy in that area will have rebounded and we loose out on an excellent buying opportunity. Fortunately, the town I live in is highly desirable and houses are still buying/selling despite this down economy.

Once the mass exodus occurs here in NJ, the realestate market in Aberdeen area is going to pick up drastically, if it hasn't already started. someone I know just bought a $700K house down there for $590K.:drool5: We're talking 8,000-10,000 displaced workers in the Fort Monmouth system, that's a lot of houses.

But, I do believe in your thinking although if we decide to move I'll be "all-in".

I 2nd the rental. Get a 6 month lease- you won't miss out on the market IMHO in that short amount of time, allows you to bounce around the area to see where you really want to be and if you get a steal on a foreclosure or rehab you will have a place to lay your head while you renovate. Being all in is fine unless you find out it is where you don't want to be all in at.

I bought my boat up at http://www.tomeslandingmarina.com/ in Port Deposit which is 15-20 minutes north of Aberdeen. They got my vote for storage/service.

Another thought is Jack Conrad owns the marina but also owns 1/2 the town as well so he may have some houses you may be interested in.
 
How about the Severna Park area? May be moving for a job in the next two months or so. Definitely a rental, probably a small house, like to stay away from another apartment.

Your safe there- they think they are a little better than they really are in that area but most of Anne Arundel County does so no biggie.
 
Just got back from our trip... I have mixed feelings now...

We looked at a bunch of homes in Abingdon, Bel Air and a few other towns I forgot the name of... We liked most of the homes we saw but almost all the homes in the area are a part of development communities, have HOA's and they're all on a 1/4 achre or less. Basically all the houses are on top of each other and you can look into your neighbors window, backyard or patio. Not my cup of tea... :(

We drove down to Havre de Grace yesterday afternoon to see the water front. Teh park was nice, the rest of the town not so desirable. Aberdeen itself was pretty run-down. :(

So on our way home we checked out houses in Port Deposit cause I wanted to take a look at Tomes Marina. By the way, very nice marina!!! Jack gave my family the tour of the facility on the golf cart. Driving around we saw some excellent houses on 1 acre of land, newly built etc. etc.. I could definitely see myself living there... the downside; I spoke to a bunch of people at the marina about the area. They said there's a bit of a culture clash going on with the community being predominantly blue collar (saw a few confederate flags) and then the other half of upple/middle class starting to come into the area. They also said the school system is less than desirable....

We also drove around Perryville and some other towns that seemed nice but we have to do another trip down there to see what we thing but for now the towns of Bel Air and Abingdon are off our list.
 
Frank, call me, as i said you dont want to be in abingdon, and belair proper sucks. kingsville and some of he outlying is very nice. the Realtor wants to show you new and nice/ie easy pickings, there are plenty of places around that are very cool with 1/2 acre and up. street md is one, churchville and many others

$$ always wins so go with the middle/upper class. The blues may not like it but they will be priced out of the area regardless if they like it or not (and make a pretty penny selling their old shack on the way out). Happens all over- doesn't mean it is right or wrong but either way it's going to happen. Not bashing by any means- my alarm goes off at 5AM every day for me to put my boots on. Just saying- the the old guys don't like change but things are going to change around them until they wake up one day and realize "home" is not like home any more.

MD has the best schools in the country- read here- but the further you get away from where I live in Southern MD; the dumber the people are.

To be honest, of all the area's we looked at, I liked Port Deposit the best with the exception of the info. on the schools. I guess things will change in the next 5 years but nothing is guaranteed. BTW, the little town down by the marina was very cool, seems like a lot of history might be down there!

The biggest thing is I don't like the cookie cutter neighborhoods with the tiny properties. Don't get me wrong, we have them here in Jersey, all the new neighborhoods are like that or they're all condo's/townhomes. It seems like regular ole neighborhoods are hard to come by these days. Looks like we have a lot more research to do!

easy killer, i grew up near tomes marina. i turned out half decent.. :rofl:

there is a ton of history around that little town. there is an abandonned navy base on top of the hill

and if you get in northern harford county there are a lot of nice properties.
 
That's cool, my wife and I really liked the town near Tomes!

Where I live we have two high schools, 3 middle schools and about 5-6 grade schools in the town, all of which have their own fanfare. My wife went to the schools on the less than desirable side of town and I went to the schools on the more desirable side of town and we both turned out pretty well. Actually, she's probably better off than me, Offshoredrillin can probably attest to that! ;)

One question, does Maryland Public School Districts allow you to send your kid to neighboring schools if you provide transportation? When I was growning up, our school district didn't allow it but now they do.
 
Check this out, I found out recently NJ has what's better known as an "exit tax", another thing I need to consider....

"Several years ago, the State of New Jersey began requiring all property
owners to execute a special tax form that must be attached to all deeds upon
sale of the property, or the deed would be rejected by the recording office.
There is the Seller's Residency Certification/Exemption (form GIT/REP3) for
NJ resident taxpayers and contains eight exemption choices allowing for any
taxes on the gain to be paid when filing NJ income taxes. Then there is the
NonResident Seller's Tax Declaration (form GIT/REP1) for out-of-state
residents who MUST pay a minimum 2% tax to NJ for the sale of any property.
(Note that this 2% minimum is on the consideration listed on the deed - NOT
2% on the gain on the property. So if a Pennsylvania resident bought a summer
property at the Shore for $100,000 in 1990 and sold it today for $500,000 he
would be required to pay a minimum $10,000 tax to NJ at the time of the deed
transfer (2% of $500,000) - the amount would not be calculated based on his
$400,000 gain. He would have to file a non-resident tax return to recoup any
amount overpaid, from what I understand of it.)

Now, up until earlier this year, many New Jerseyans selling their homes and
moving permanently out of state were utilizing the GIT/REP3
(Resident) form, based on the assumption they would be filing New Jersey
income taxes for that tax year and would pay the taxes (if any) on the sale
of the property at that time. As of July 2007, they can no longer do so. The
state Division of Taxation has "amended" their position that, in order to
utilize the Resident form, the seller MUST be moving to a New Jersey address
as of the date of deed transfer, or they must use the NonResident (GIT/REP1)
form, thereby requiring them to pay the minimum 2% of the deed consideration
directly to the state. I can only surmise that the sheer volume of residents
fleeing to greener pastures - plus seeing an opportunity to further bloat the
coffers - is what prompted NJ in its infinite wisdom to "clarify" their
filing instructions

So, while it's not an "exit tax" per se, that is essentially what it has
become - one last way for the Garden State to stick it to you on your way out
the door.

there is a house in my neigborhood that is for sale with about 1 acre or more,nice neighborhood and about 8 min for me towing to port deposit. the school is in rising sun witch is about 3 miles away and is much better then perryville. if you want more info i will send you my number and jack conrad knows how to get me if your in the area. this is a pick of my house and the rest of the houses are just as nice in the neighborhood, i think there's 23 houses in there.
