Still in the works. Custom built home 13 years ago by the seller- they have an emotional attachment so is going to be tough for them to bite at my price. They tried to tell me why their house is so much better than any thing on the market and commands a higher price- common mistake because to a buyer it is just another house for sale; not a place called home.
I know the market's bad right now but it doesn't really cost me anything to list it, I don't think. I just want to get out of it what I owe and pay my agent's commission and walk away.
It doesn't cost you any thing to list it and the seller in most cases pays all the commissions; not just your agent. Another tip is put in it a bonus paid to the buyers agent- 1/2 to 1% is a good number. Real Estate is a business- the buyers agent will push the home that they make the most money on (ethically of course..)
