If you guys all think marinas are such great money makers, you should all buy one. There's enough of them for sale now. Most people that buy marinas are shocked at the expenses they incur trying to keep it profitable. Try getting permits to dredge, add docks or maybe replace them after a storm. The insurance is unbelievable, and if you are in an area where storms do alot of damage you might not find insurance. Car dealerships have always been more profitable than marinas.
